How to Install Magento in WAMP

Magento is a very popular eCommerce platform used by developers, buyers and sellers around the world (whether they know it or not). This guide will teach you how to get a local instance of the community edition of Magento up and running in your Windows IDE (isolated development environment), in this case WAMP.

EditSteps

EditDownloading Magento

  1. Navigate to the downloads page for the edition of magento you want to install, in this case the community edition.
    Magento Website.png
  2. Select the ZIP format and press . A window will pop up asking you to either sign in with your Magento account or sign up if you don't have one. This is an essential step as a Magento account is needed to get it up and running.

EditMoving Magento to WAMP

  1. Extract the contents of your zip folder to a new folder in your > directory (usually under ) We will call it .
    Magento Windows Screenshot.png
  2. Navigate to in your browser.

EditInstalling Magento

  1. Look for the first screen to pop up.
    Magento Installer Screen 1.png
  2. Click .
    • Now Magento will check to see whether your environment (in this case WAMP) has the dependencies it requires in order to run.
    • To start the check press
  3. Assuming everything is correct, press the button in the upper right corner.
  4. Set up the database. Magento needs it to store information in.
    • Navigate to http://localhost/phpmyadmin/ in a new tab.
      Phpmyadmin 1.png
    • Press
      Phpmyadmin 2.png
    • Make the database name , leave all other settings default and press
      Phpmyadmin 3.png
    • Once you get a prompt telling you that you should navigate back to the tab where you have your Magento installer open.
      Phpmyadmin 4.png
    • Press . If you have named your database something different just swap in the Database Name field for whatever you named yours.
      Magento Installer Screen 5.png
  5. Handle the web configuration as desired.
    Magento Installer Screen 6.png
    • This is completely optional, but you can change the to just as while this lowers the security of Magento we am in a local environment and the only person who has access to it is us (unless you have configured your server to be publicly accessible). This is a good idea as you will not loose any security and it makes it much easier to remember.
      Magento Installer Screen 7.png
    • You can also change some settings under for instance, you can tell Magento to use https:// layer instead of the unencrypted and much less safe http:// layer for your admin and shopping cart areas. This is a good option to consider if you decide to publish your website.
    • There are a few other options to consider too, but all of these options are changeable later on in the admin area, so if you change your mind later on down the track you don't have to reinstall Magento.
    • If you are done you can press
      Magento Installer Screen 8.png
  6. Customize your store's variables.
    Magento Installer Screen 9.png
    • Set your default time zone, currency, and language by scrolling through the drop-down menus.
      Magento Installer Screen 10.png
    • There are also some module settings, but as usual you can change them later but the default settings should be fine.
    • Once you are done you can proceed by pressing
      Magento Installer Screen 11.png
  7. Configure our admin account.
    Magento Installer Screen 12.png
    • Enter a username, an email and a password (you'll need to repeat this). For the username was used, as we are in a local environment you can use whatever email you want and you can make your password whatever you want but it is good to get into the habit of using strong ones.
    • When you are done this you can continue by pressing the button.
  8. Install Magneto,. Well done! All your configuration is done and all that is left is for Magento to be installed. Just hit to start!
    Magento Installer Screen 15.png
  9. Finish up your installation. Once Magento has installed itself you should:
    Magento Installer Screen 16.png
    • Take a screenshot of the success screen if you are liable to forget some of the important information,
    • Go to the admin panel by pressing ,
    • Take a look at your website by following your store address (in this case http://localhost/magento/)
    • Give yourself a pat on the back because you just installed Magento in your Windows development environment!

How to Learn All the Notes on the Guitar

Unlike piano keys, there is no obvious repeating pattern to the notes on a guitar. In order to learn chords, riffs, and songs, you will have to first know the names of the notes of the fretboard. With a little patience and a very basic understanding of guitars and musical theory, anyone can make knowing the notes on a guitar feel like second nature.

Note: This is for "Standard Tuning," the most common string pattern on a guitar. In standard tuning, from topmost string to bottom-most, the open strings are E A D G B E.

EditSteps

EditLearning the Essentials

  1. Learn the open strings, or the notes for each string if you aren't holding down a fret. The guitar is made up of six strings, with the thickest, heaviest string on top and the thinnest on the bottom. Guitar strings count from the bottom up -- so the thin string is the 1st and the thick string is the 6th. From the bottom up, the notes are E B G D A E. There are a variety of ways to remember the strings, but one of the simplest is:

    • Every
    • Boy
    • Gets
    • Dessert
    • At
    • Easter[1]
  2. Know that notes count alphabetically from A to G. In western music, notes are written as the letters A - G. After G, the notes cycle back to A, but a higher-pitched version of A. As you move down the fret board (towards the body of the guitar), you cycle down the notes. An E, therefore is higher up the fret board than a F, and a G, and then the next A.

    • The note before is considered lower. So a B is lower than the next C.
    • A note that occurs later on is a higher note. An E is a higher note than the earlier D.
  3. Identify the sharp and flat notes in between the letters. In between the notes are sharps (represented by a #) and flats (represented by a ♭). Sharps are the notes right after a letter, like an A→ A#, and flats are right before a note, like a D♭→ E. Sharps and flats are interchangeable, depending on the song. For example, the note between a C and D is written as either a C# or a D♭. The full set of notes is:

    • A, A#, B, C, C#, D, D#, E, F, F#, G, G#
    • Notice that there is no such thing as E# or B#. E and B do not ever have sharps, and the notes simply skip from E→F. As such, there is no C♭ or F♭ either. If you remember this small exception to the rule, memorizing the guitar will be easy.
  4. Move down one fret to raise the note up a half-step. The frets of a guitar are numbered, with 0 being an open string, 1 being the fret closest to the head, and so on. A half-step is simply moving from one note to the next (A→ A#), including the sharps and flats, whereas a full-step jumps two notes (A→ B, B→ C#). Each fret represents a half step up from the one before it. So:

    • On the top string, the first note (an open string) is E.
    • The first fret on the top string is an F (remember, there is no such thing as E#).
    • The second fret on the top string is an F#.
    • The third fret on the top string is a G.
    • This continues all the way down. Try naming each note on one string. If you got it all right, you'll be back to E by the 12th fret.
  5. Find all of the natural notes on the first string. Natural notes are those without sharps or flats (A,B,C,D,E,F,G). The best place to begin learning is on the top (or 6th) string, the E. On this string, the first few major notes are marked by dots on the fretboard.[2]

    • E is on the open string.
    • F is on the 1st fret.
    • G is on the 3d fret.
    • A is on the 5th fret.
    • B is on the 7th fret.
    • C is on the 8th fret.
    • D is on the 10th fret.
    • E is on the 12th fret, and the pattern repeats.
  6. Think of the guitar as having only 12 frets. Frets are the small metal bars on the neck. When you press a string down on a fret, it gives you a different note, moving down the scale. But at the 12th fret (usually noted by 2 dots on the guitar), the whole guitar resets. The 12th fret of any string is the identical note as the open string, and then everything repeats. This means you only need to learn the notes from 0-12 frets, then know that they are identical after the 12th fret.[3]

    • On the twelfth fret, for example, your notes would be E B G D A E, from the bottom up.
    • This is because there are only 12 notes total in Western music -- A, A#, B, C, C#, D, D#, E, F, F#, G, G#. After the 12th note you are back where you started.

EditFinding the Right Note Anywhere

  1. Learn each note individually, instead of trying to learn the whole guitar at once. Get the first string memorized, then focus on one letter completely. Start by finding all of the Es between the head and the 12th fret and then move on to another letter. Trying to learn all the notes at once is much too confusing to be productive, so split the task up into individual notes. There are a lot of theories out there about what order to learn notes, but a good order to try is E - G - B - F - D - A - C.

    • Practice playing just that one note, using the same finger each time. Build up speed slowly until you can find every single note without looking.
    • You can use the top string to locate just about every note. Once you know the notes on the low E-string you can use the following tricks to find them anywhere.
  2. Use octaves to find the same note on a lower string. Octaves are the same note, but at different pitches. Think of perfectly harmonizing singers, one who is high-pitched, one low and deep, who are singing the same note, to understand octaves. On guitars, octaves make it easy to find notes. Simply move down two strings, and then right 2 frets, and you have an octave. For example, start with your finger on the 6th string, 3rd fret. This is a G. If you move down to the 4th string, 5th fret, this is also a G.

    • There is one exception to this. The 2nd string (open B) is a half-step deeper than the rest. So, to find an octave ending on the 2nd string, you go down two strings, and right three frets.
  3. Know that identical notes are only 1 string and 5 frets away. If you go down one string, then to the left 5 frets, you arrive at an identical note to the one you started on. For example, if you start on the 4th string, 10th fret, you can find an identical note on the 3rd string, 5th fret (these are both C).

    • You can also go in reverse. A string higher and to the right 5 frets will also create an identical note.
    • Like with octaves, the 2nd fret is the only exception. If you end on the 2nd string, you move the left 4 frets, not 5. So, the match for 3rd string, 4th fret note is an open B-string, or the 0-fret.[4]
  4. Find the patterns on the fretboard. There is a variety of tricks and patterns that can help you find notes at any time with a bit of quick thinking. Using the octaves and matching notes, you can add the following tricks to help you locate any note as you practice:

    • The top and the bottom string, both E, are identical.
    • The D string, the 4th string, is just the E string shifted 2 frets down.
    • The G string, the 3rd string, is just the A string shifted 2 frets down.
    • The B string, the 2nd string, is just the A string shifted 2 frets up.[5]
  5. Spend 5-10 minutes finding each note every time your practice. For example, for the first week, you might spend the first 5 minutes of practice finding every single E on the guitar. For the whole week, find and play every E note on the fretboard, practicing to the point where you don't need to count or find it. The next week, move on to find every single F. After a few weeks you'll have the board happily memorized.

    • Pick a spot on the guitar and move only up and down on all 6 strings, hitting just the Es in your little box to where you started. Slowly build up speed as you play until you know all the Es on that section of the fretboard.
    • Don't worry too much about the sharps and flats -- once you know the natural notes these will be easy to find.[6]
  6. Learn to read music to test your knowledge. Music notation is written out in notes, so being able to quickly read music and find the matching frets on the guitar is the perfect way to learn the notes quickly and effectively. If you can get to the point of basic "sight reading," where you can look at sheet music and find the notes as you read, you've perfectly memorized the notes.

EditTips

  • Learning all the notes is about practice and patience. There are not many shortcuts, but there are also only 12 notes to find and locate.

How to Hold a Bearded Dragon

Despite being used to portray strange and frightening creatures that puff up and attack in the movie “Holes,” bearded dragons are generally docile and tolerate handling better than other lizards species.[1] Pet “beardies” are really curious, gentle, friendly and easy to hold. And regular handling accustoms them to people and minimizes stress during baths,[2] habitat cleanings, and trips to the vet.

EditSteps

EditPreparing to Hold

  1. Wash your hands. Washing your hands before you handle a bearded dragon will reduce the risk of passing any germs or illnesses on to the dragon. You may also consider wearing gloves; this has the added benefit of protecting your hands from the dragon’s rough skin.
Hold a Bearded Dragon Step 1 Version 2.jpg
  2. Approach the lizard slowly until you are able to touch it. It is important that your actions around the beardie are calm and deliberate. If the beardie is stressed, it will not be comfortable being held. If the beardie is in a cage or enclosure, you will have to slowly reach in, but do not attempt to reach from above; bearded dragons have sensory nerves on top of their heads that will interpret your reach as an attack.
Hold a Bearded Dragon Step 2 Version 2.jpg
    • Do not interrupt the bearded dragon while it is eating.
    • Do not back a beardie up in a corner, as it will feel threatened.
    • Do not tease the lizard with your finger, as it might think it's a worm and chomp!
  3. Pet the bearded dragon’s head gently. This will allow the dragon to become accustomed to your hand and feel comfortable. When the bearded dragon has blinked or closed its eyes, it is calm enough to pick up. A beardie shows anger or stress by making his chin go black, and if he's very angry his chin is black and puffed up. If you see this, then it's best to back off as the beardie is not in the right frame of mind to be picked up.[3]
Hold a Bearded Dragon Step 3 Version 2.jpg

EditHolding a Bearded Dragon

  1. Pick up the beardie. Gently put your hand, palm upturned, under its body and scoop it up. Use your thumb and forefinger to support the front arms while the body rests in the palm of your hand. Make sure that all of the dragon's legs are supported. You might place a second hand under the tail as well.
Hold a Bearded Dragon Step 4 Version 2.jpg
    • If getting your hand under the dragon is awkward, gently grasp the dragon behind the front shoulders with your forefinger and thumb to lift slightly, and slide your other hand underneath.
    • Don’t squeeze, just support. Let it sit on your hands.
    • Be aware that if the beardie's back end is not supported, he will 'windmill' his tail around in circles. If this happens, immediately support his rear legs and tail, so that he feels more secure. Otherwise, he may injure his back.
  2. Get comfortable and stay calm. Place the bearded dragon on your arm, chest, or lap and it will most likely stay there comfortably while you pet it. Your calm gentle touches will help the beardie to feel relaxed. Adult bearded dragons can be up to two feet long, so you may be most comfortable sitting with it. Young dragons are speedy, so you may want to loosely hold on.
Hold a Bearded Dragon Step 5 Version 2.jpg
    • Know that a beardie's scales and spikes point in one direction, so pet him along the scales rather than against or you will end up with prickles in your skin and an angry beardie.
  3. Read the bearded dragon’s body language. The bearded dragon will communicate its level of comfort to you and if you’re able to decipher what it’s saying, you’ll have a better experience holding it.[4] If it becomes stressed or agitated, put it back in its cage. Watch for these gestures:
Hold a Bearded Dragon Step 6.jpg
    • Inflated beard: When a lizard wants to show dominance, or feels startled or threatened - this particularly happens during breeding season - it puffs its throat out.
    • Mouth gaping: As with the inflated beard, this gesture is meant to make the dragon look menacing, as a show of dominance or to scare off a potential aggressor.
    • Mouth open, but not wide. It may just be trying to cool off.
    • Bobbing head: Males show dominance with this gesture.
    • Arm waving: Sometimes a dragon may hold up one front leg and slowly wave it, which is a sign of submission.
    • Raised tail: This is commonly seen during breeding season. It can also be a sign of alertness and activeness. Juveniles tend to raise their tail when they're hunting prey.[5]
  4. Return the dragon to its habitat. When you are done holding the dragon, or the dragon is done being held, return it to is enclosure using the steps described above. You can hold a bearded dragon for as long as it will tolerate being held. Start with 15 minutes once a day and as it gets used to being handled, you can hold it longer. Some dragons enjoy being held several times a day for several hours. When the beardie becomes restless, it is time to put him back.
Hold a Bearded Dragon Step 7.jpg
    • The length of time he can stay out of his vivarium depends on the room temperature. Reptiles are cold-blooded, so if the room is cool, he may start to chill and his digestion will stop. If his belly feels cool to the touch, then return him to the vivarium to warm up.
  5. Wash your hands. Bearded dragons, like most reptiles carry Salmonella. It is normal for them, but can cause illness in people. Always wash your hands after handling a bearded dragon.[6]
Hold a Bearded Dragon Step 8.jpg

EditTips

  • If you are calm when dealing with these animals then most likely they will be calm for you.
  • Bearded dragons sometimes cling to your clothing.
  • Please supervise children at all times.
  • Have patience with a baby Beardie. Let him warm up to you! Don't try to force him to touch you, and don't feel discouraged if he isn't friendly with you right away.
  • Babies are more fragile than adults, so be prepared for them to jump; you might accidentally drop them in surprise.
  • Young dragons, or ones not accustomed to human contact may become stressed and uninterested in food if over-handled .
  • Very young dragons may be frightened at first, and should be kept close to the floor in case of a sudden dash.
  • If a Bearded Dragon gets its claws stuck in your clothing just gently pick up the beardie's finger and very carefully move it out until the hand is not in your clothes and then leave the lizard to get relaxed so it does not get stressed.
  • Bearded Dragons might try and escape a couple times if they are not used to you. When you first get your lizard, let it sit inside of its vivarium for a day or two before holding it because they need to get used to their new surroundings first.
  • Bearded dragons, just like any other pet, should not be fed crickets or worms from your garden. They may contain diseases that your beardie will not have been exposed to before.

EditWarnings

  • If the bearded dragon is bobbing its head or has a puffy beard - do not attempt. They are busy communicating, to you or another lizard, and they may bite.
  • If this happens put an object between it and the other dragon/animal because there might be a fight.

How to Cure Toenail Fungus with Vinegar

Toenail fungus, medically known as Onychomycosis, is a potentially embarrassing problem which can be difficult to treat. Doctors will generally treat the infection with pharmaceuticals. Although there's no evidence that the use of vinegar can help stop mild to moderate cases of fungal infections, there are anecdotal accounts of successful self-care, and it's a low-risk treatment if carried out properly that might work in conjunction with preventative care.

EditSteps

EditTreating Nail Fungus with Vinegar

  1. Get a bottle of vinegar. You needn't worry about brand names or which type of vinegar. The active element is believed to be the pH level of vinegar, which destroys nail fungus. [1]
Cure Toenail Fungus with Vinegar Step 1.jpg
    • Some have alternated using vinegar one day and 2% hydrogen peroxide the next.[2]
  2. Get a nail file and nail clippers. Always clean the area as best you can before applying home remedies or doctor prescribed methods. Trimming will help whatever cure is being employed to reach more deeply into the nail.[3]
Cure Toenail Fungus with Vinegar Step 2.jpg
    • Trimming the nails can reduce pain and discomfort.[4]
    • Don't file the nail too short as this could result in another problem, such as ingrown nails.
    • Always clean your file and nail clippers after.
  3. Pour the vinegar into a large bowl. Mix in equal parts vinegar and hot water. Soak the infected foot up to two times a day. Do not soak for more than thirty minutes at a time.[5]
Cure Toenail Fungus with Vinegar Step 3.jpg
    • Try to apply the vinegar directly to affected areas.
    • More exposure of the infection to the vinegar may increase results.
    • You should begin to see improvement within a week or two.
  4. Allow the nails(s) to dry. Letting your nails dry totally before putting on socks or shoes will help to stop the fungus. By depriving the fungus of a moist environment, you help keep it from spreading to other nails.[6]
Cure Toenail Fungus with Vinegar Step 4.jpg
    • Always strive to keep your feet dry and cool.
    • Warm and moist environments are favored by fungus.
  5. Keep watch over the nail. Practice proper nail and foot hygiene. Clean your nails and keep them trimmed evenly and short. Do not use the "scraper"on any other nail unless it has been first disinfected, since you can spread the fungus this way. [7] Keep watch over the progression of the infection to learn if your treatment is working or not.
Cure Toenail Fungus with Vinegar Step 5.jpg
    • If the infection gets worse, see a doctor.
    • Try other alternative methods such as snakeroot extract and tea tree oil applications.[8]

EditPreventing Nail Fungus

  1. Practice basic hygiene and foot care. Taking good care of your feet will lower the risk of getting a nail infection. Using simple preventative measures will help you avoid ever having to deal with nail fungus in the first place. [9]
Cure Toenail Fungus with Vinegar Step 6.jpg
    • Follow easy preventative measures to avoid nail fungus.
    • Wear sandals or flip flops when in public areas. Never go barefoot.
    • Clean and wash your feet everyday.
  2. Keep your feet cool and dry. Having too much moisture or warmth, brought on by socks or shoes, can encourage nail fungus to grow. Find shoes and socks that allow your feet to breathe. You should also make sure that your socks are always clean as they can harbor fungal spores.[10]
Cure Toenail Fungus with Vinegar Step 7.jpg
    • Make sure your shoes fit well and there is enough room for your toes.
    • Discard old footwear that was worn while having an infection.
  3. Treat athletes foot immediately. Allowing this fungal infection to remain on your foot increases the risk of it spreading to your nails. Stop the potential spread by treating athletes foot as soon as you can.[11]
Cure Toenail Fungus with Vinegar Step 8.jpg
    • Mild cases of athletes foot can be treated with over-the-counter medications.[12]
    • Difficult cases may require prescription strength medication.
    • Ask your doctor which is right for you.
  4. Care for your nails. Always keep your nails trimmed evenly and short. Use a different pair of nail clippers for your infected nails and your healthy nails. Using the same pair can spread the fungus to healthy nails.[13]
Cure Toenail Fungus with Vinegar Step 9.jpg
    • Trimming your nails can also help to reduce other nail aliments (breaking or chipping).
    • Clean and sterilize your nail clippers and files after use.

EditLearning more about Nail Fungus

  1. Know the symptoms. Identifying nail fungus in the early stages can be difficult. Consult your doctor if you have questions about nail fungus. Review the following common symptoms if you believe you may have a fungal nail infection.[14]
Cure Toenail Fungus with Vinegar Step 10.jpg
    • Brittleness.
    • Change in nail shape.
    • Crumbling of the outside edges of the nail.
    • Debris trapped under the nail.
    • Loosening or lifting up of the nail.
    • Loss of luster and shine on the nail surface.
    • Thickening of the nail.
    • White or yellow streaks on the side of the nail.
  2. Learn about alternative treatments from your doctor. Ask your doctor about other treatments, should the natural vinegar method fail. Schedule an appointment and ask about the following potential treatments:[15]
Cure Toenail Fungus with Vinegar Step 11.jpg
    • Prescription anti-fungal treatments, usually taken orally.
    • Laser treatments
    • In rare cases, the nail may need to be removed.
  3. Understand the outlook. The fight against nail fungus can be a slow one. Continue regular treatments to ensure the best results.[16]
Cure Toenail Fungus with Vinegar Step 12.jpg
    • Nails grow very slowly. Positive responses to treatments may be just as slow to see.
    • Fungal infections can return, even after being cured.

EditTips

  • It may take several months for a new and healthy nail to grow out. Continue applying vinegar each day until this occurs.
  • Don't cover up nail fungus with any nail polish or varnish. [17]

EditWarnings

  • If you have a severe fungal infection, see a health care practitioner.

EditThings You'll Need

  • Plain vinegar of any brand or type.
  • Nail File or nail clippers.

How to Get a Second Mortgage on Your Home

Second mortgages are a popular way for homeowners to get approved for a loan. If you are sure you will be able to pay back the loan, it can be a fairly secure financial decision. However, you should do some homework and serious number crunching before signing on the dotted line. Knowing your equity and credit history will help you find the lowest interest rates and fees. You can also calculate how much money you can expect to borrow based on your equity and the appraised value of your house.

EditSteps

EditDoing Your Homework

  1. Understand the risk of a second mortgage. A second mortgage adds to your monthly bills. It comes at a high interest rate because it is a risky investment for lenders, since they would be paid off after the primary mortgage company in the event of foreclosure. Seriously consider if you want your house to serve as collateral for this kind of loan.
Get a Second Mortgage on Your Home Step 1.jpg
    • Using a second mortgage to pay off a high-interest loan may help you lower the interest you're paying in the short term. However, it is very risky to put your house on the line to reduce your debt.
  2. Do a realistic budget. You want to make sure payment on a home equity line of credit is affordable. In general, you only want a third of your combined household income to go to housing costs.[1] This includes any rent, mortgage payments, utilities, property taxes, homeowner's insurance, and any additional community fees.[2]
  3. Determine what kind of second mortgage you would like. There are two main kinds. Home equity lines of credit (HELOCs) are open-end, meaning that you can continue borrow money up to the limit even as you pay back the loan. A basic home equity loan is closed-end, meaning that you get one sum and may not borrow more money later.[3]
    • HELOCs are similar to a credit card – you only have to pay back the amount you borrow. This may be more useful if you need a small, but yet to be determined, amount of money.
    • One drawback of a HELOC is that some lenders will not let you take out additional credit if the value of your property drastically decreases.[4]
    • Home equity loans are good for a lump sum. If you have, for example, an estimate for building an addition to your house, you know exactly how much money you will need. This situation would call for a home equity loan.[5]
  4. Find out your credit score. In the world of money lending, your credit score is used to approve or deny your application. It also determines what interest rates, or APR, you qualify for. You can get a free credit report from a federally approved agency such as Experian or Equifax once a year. This should give you an idea of how good your credit score might be. However, remember that the free credit report does NOT include your score. You have to pay to see that.
Get a Second Mortgage on Your Home Step 3.jpg
    • If you have never seen your score before, it is best to pay for your actual credit score. However, you can get a free FICO score estimate on the internet. This scale is used as the basis of many credit scoring agencies.[6]
    • For more on checking your credit score, see Check Your Credit Score.
  5. Determine how much equity you have in your home. Equity is the difference between the value of the house minus the amount you owe. That means that after paying $60,000 on a $100,000 house, your equity is $40,000. This number will be used by lenders to calculate how much money they can loan you with a second mortgage.

  6. Have your house appraised. The other number you need to know up front is the value of your home. Some factors to consider when estimating this are the price you paid, any changes in neighborhood, and any additions you have made. You can also look at similar houses in the neighborhood that have gone on the market recently. Consider having your house appraised by a professional before you apply for a second mortgage.

EditFinding the Best Rates

  1. Check with your current bank or mortgage company. If you have a good history of making payments on time, your bank will probably be happy to refinance your home or approve a second mortgage. Since they have already had an insight into your finances, they will also be able to give you good advice. Ask them for some preliminary information and even an estimate before you get too serious about signing any papers.

  2. Look around with other banks and lenders. As with any financial decision, you want to have options whenever possible. Ask your friends and family who they have gotten loans through before. Search the internet for local banks and lenders to see who approves home equity loans or HELOCs. Get any estimates you could get together and look for the best rates.
  3. Apply for the best interest rate you qualify for. Once you have looked at several financial institutions, you should have an idea which suits your needs the best. Try not to get sucked into a bad rate with unnecessary add-ons. For example, some institutions offer you insurance. This is unnecessary, since you certainly already have house insurance.[7]
  4. Look at the type of interest rate. The 2 basic kinds of interest rates are adjustable (ARM) and fixed rate (FRM). A fixed rate mortgage stays the same from beginning to end. An adjustable rate can fluctuate based on the market, called the index.[8] This may cause your interest rate to go down, but the lender likely has caps on how much it can change.
    • Knowing which is up to a variety of factors. A simple one is whether you have wiggle room in your budget for interest rate increases. If not, go with an FRM. This will help you create a budget.[9]
    • On the other hand, going with an ARM is a way to avoid having to refinance your mortgage in the future, which has fees associated with it. Instead, your interest rate is constantly being reappraised.
    • If the bank seems to be trying to sell you on a FRM, however, it may be because the loan index is consistently decreasing. Ask them how interest rates on similar loans have fluctuated in the last couple years.
  5. Read lending disclosures carefully. Find a loan that does not include penalties if you are late with a payment. One late payment could result in dramatic increases in the loan's interest rate and required monthly payment.

EditTips

  • Understand the difference between fixed and adjustable rate second mortgages as well as loans that attach balloon payments. Balloon payments are large sums that are typically paid at the end of the loan period.
  • Take additional costs of the loan into account when comparing second mortgage loans. Additional costs could include application fees, closing costs and charges for appraisals.

How to Practice Nonviolent Communication

Nonviolent Communication (NVC)[1] includes a simple method for clear, empathic communication, consisting of four steps:

  • Observations
  • Feelings
  • Needs
  • Requests

NVC aims to find a way for all present to get what really matters to them without the use of guilt, humiliation, shame, blame, coercion, or threats. It is useful for resolving conflicts, connecting with others, and living in a way that is conscious, present, and attuned to the genuine, living needs of yourself and others.

EditSteps

EditPracticing NVC

  1. State the observations that are leading you to feel the need to say something. These should be purely factual observations, with no component of judgment or evaluation. People often disagree about evaluations because they value things differently, but directly observable facts provide a common ground for communication. For example,
    Clock at 10 o clock.png
    • "It's 2:00 a.m. and I hear your stereo playing" states an observed fact, while "It's way too late to be making such an awful racket" makes an evaluation.
    • "I just looked in the refrigerator and saw that there's no food, and I'm thinking that you didn't go grocery shopping" states an observed fact (with an inference explicitly stated), while "You wasted the whole day" makes an evaluation.
  2. State the feeling that the observation is triggering in you. Or, guess what the other person is feeling, and ask. Naming the emotion, without moral judgment, enables you to connect in a spirit of mutual respect and cooperation. Perform this step with the aim of accurately identifying the feeling that you or the other person are experiencing in that moment, not with the aim of shaming them for their feeling or otherwise trying to prevent them from feeling as they do. Feelings are sometimes hard to put into words.[2]
    Woman Talks About Her Feelings.png
    • For example, "There's half an hour to go before the show starts, and I see that you're pacing (observation). Are you nervous?"
    • "I see your dog running around without a leash and barking (observation). I'm scared."
  3. State the need that is the cause of that feeling. Or, guess the need that caused the feeling in the other person, and ask. When our needs are met, we have happy, pleasant feelings; when they are not met, we have unpleasant feelings. By tuning into the feeling, you can often find the underlying need. Stating the need, without morally judging it, gives you both clarity about what is alive in you or the other person in that moment.
    Man and Worried Woman.png
    • For example, "I see you looking away while I'm talking, and you've been speaking so quietly, I can't hear you (observation). Please speak up so I can understand.
    • "I'm feeling uncomfortable (feeling) because I'm needing connection right now. Is now a good time to hang out?"
    • "I saw that your name wasn't mentioned in the acknowledgments. Are you feeling resentful because you're not getting the appreciation you need?"
    • Note that "needs" have a special meaning in NVC:[3] they are common to all people and not tied to any particular circumstance or strategy for fulfilling them. So, wanting to go to a movie with someone is not a need and a desire to spend time with a specific person is not a need. The need in that case might be companionship. You can meet your need for companionship in many ways, not just with that specific person and not just by going to a movie.[4]
  4. Make a concrete request for action to meet the need just identified. Ask clearly and specifically for what you want right now, rather than hinting or stating only what you don't want. For the request to really be a request—and not a demand—allow the other person to say no or propose an alternative. You take responsibility for getting your own needs met, and you let them take responsibility for theirs.
Woman in Hijab Has an Idea.png
    • "I notice that you haven't spoken in the last ten minutes (observation). Are you feeling bored? (feeling)" If the answer is yes, you might bring up your own feeling and propose an action: "Well, I'm bored, too. Hey, how would you like to go to the Exploratorium?" or perhaps, "I'm finding these people really interesting to talk with. How about we meet up in an hour when I'm done here?"

EditHandling Boundaries

Nonviolent Communication is an idealized style of communication, and it will not work in every single situation. Here is how to do it well, and recognize when a more direct, assertive communication style is necessary.

  1. Make sure a person is open to nonviolent communication. NVC uses a type of emotional intimacy that not all people are comfortable with all the time, and they have the right to set boundaries. If someone is not open to expressing their feelings, do not push or manipulate them into doing so.[5]
    Twin Sisters Smile.png
    • Do not start psychoanalyzing someone without their consent.[6][7]
    • If at any time someone no longer wants to talk about their feelings, they have the right to do so and can leave the conversation.
    • People with intellectual and developmental disabilities, especially when stressed, may have trouble speaking in and interpreting NVC style. If this is the case, use clear and direct communication.[8]
  2. Recognize that no one is responsible for someone else's feelings. You are not required to change your actions just because someone else doesn't like them. If someone is asking you to bend over backwards or ignore your own wants and needs, you are allowed to say no.
    Jewish Guy Says No.png
    • If someone is behaving aggressively, you can ask yourself what they need. However, this can be emotionally draining work, and it is okay to avoid them and say "their negativity is not my problem."
    • People are not obligated to cater to your feelings. If someone says no to your request, avoid getting angry or guilt-tripping them.
  3. Be aware that nonviolent communication can be abused. People may use NVC to hurt others, and it is important to be able to recognize when this happens. Sometimes you don't need to meet someone's "needs." It's important to remember that tone is less important than what the person has to say, and some feelings should not be shared.
    Woman Makes Man Uncomfortable.png
    • Abusers can use NVC to control others. For example, "I feel disrespected when you don't check in with me every 15 minutes."[9]
    • Criticism of tone can be used to derail a conversation about someone's needs (e.g. "I feel hurt when you say you're upset with me" or "I feel attacked when you use that tone").[10][11] People have a right to be heard, even if they can't say things in a way that will please everyone.
    • No one should be forced to listen to deeply negative feelings about them. For example, it is not appropriate for a parent to tell their autistic child how horrible it is to put up with them, or for someone to tell a Muslim that they feel all Muslims should be deported.[12] Some ways of expressing feelings can be abusive.
  4. Recognize that some people may not care about your feelings. Saying "I feel humiliated when you make fun of me in front of my peers" isn't going to do anything if the other person doesn't care how you feel. Nonviolent communication can work wonders when people are accidentally hurting each other, but not when it is done on purpose, or when one party doesn't care whether they are hurting someone or not.[13] In these cases, it's better to be clear by saying "stop it," "leave me alone," or "that hurts."
Upset Girl Walks Away from Man.png
    • Sometimes, if someone is upset with you, it isn't because you are doing something wrong. If one person is attacking another, both sides are not equally valid.
    • Placing value judgments like "she is being mean" or "this is unfair and not my fault" is sometimes necessary, especially for abuse victims, oppressed people, bullying victims, and other people who need to protect themselves from others.[14]

EditCommunicating Well

  1. Decide upon the solution together, if possible. When you do something together, you want it to be because you both voluntarily consent to it, as a way of fulfilling your own genuine needs and desires, not out of guilt or pressure. Sometimes you can find an action that meets both your needs, and sometimes you just have to amiably go your separate ways. If you're not ready to ask in this spirit, that's OK, you probably just need some more empathy yourself.
    Woman Helps Sad Man.png
  2. Listen closely to what the other person says. Don't assume that you know how they feel or what is best for them. Instead, let them express their thoughts and feelings. Validate their feelings, slow down to ensure they feel heard, and make it clear that you care.
    Woman Comforts Man.png
    • If you spend too much time labeling their needs, they might feel like you are trying to play therapist instead of actually hearing what they have to say. Put the focus on what they are telling you, not on what you have decided they "actually" mean.
  3. Take a break if one or both parties are too stressed to handle the conversation. If you're getting too upset to speak thoughtfully and clearly, the other person is unwilling to talk openly, or either one of you wants to end the conversation, stop. You can have it at a better time, when both parties are willing and able.
Woman and Upset Friend with Down Syndrome.png
    • If conversations consistently end badly with someone, take a close look at the situation, because there may be a deeper problem.

EditSentence templates

Sometimes, a memorized sentence template can help structure what you need to say:

  • "Are you feeling ____ because you are needing ____?" Empathize as well as you can to fill in the blanks, and you'll likely find yourself seeing the situation as the other person does.

  • "Are you angry because you are thinking ____?" Anger is triggered by thoughts, like "I think you lied" or "I think I deserve a raise more than so-and-so did." Uncover the thought, and you are on your way to uncovering the underlying need.
  • "I am wondering if you are feeling ____" is another way to empathize, without explicitly asking a question. The phrasing makes clear that this is your guess, and not an attempt to analyze the other person or tell them what they are feeling. So moderate your statement of feelings or needs with simple words like "if you might, how about, could this be, maybe,...
  • "I see ____" or "I am hearing ____" are ways to state an observation clearly so that the other person hears it as an observation.
  • "I am thinking ____" is a way to express a thought so it is heard as a thought, which is capable of changing as you get new information or ideas.
  • "Would you be willing to ____?" is a clear way to make a request.
  • "Would you like it if I ____?" is a way to offer to help fulfill a need just identified, while leaving the other person still responsible for their own need.
  • A complete template for all four steps could go: "I see ____. I am feeling ____ because I am needing ____. Would you be willing to ____?" Or, "I see ____. Are you feeling ____ because you are needing ____?" followed by "Would it meet your need if I ____?" or a statement of your own feeling and need followed by a request.

EditVideo

Inbal Kashtan demonstrates a parent empathizing with a child who has been saying no to picking up their clothes. About the puppets: The giraffe symbolizes communicating in the empathic spirit of NVC, and the jackal symbolizes speaking or hearing in a judgmental or demanding way.

EditTips

  • Avoid saying "You made me feel ____", "I feel ____ because you did ____," and especially, "You're making me angry." These put responsibility for your feelings on the other person, and they skip identifying the need that is the true cause of your feeling. An alternative: "When you did ____, I felt ____ because I needed ____." On the other hand, as noted earlier, if less-explicit phrasing is communicating your needs just fine, without making one person responsible for another person's feelings, then it's not necessary to spell things out so fully.
  • All four steps are not needed in all situations.
  • You can use the same four steps yourself to get clarity about your own needs and choose action intelligently. For example, if you're in a situation where you're upset, one approach is to berate yourself or others: "These people are idiots! Don't they know they're ruining this whole project with their narrow-mindedness?" Nonviolent self-talk might go something like this: "The other engineers were not convinced. I don't think they heard my case. I'm feeling upset because I'm not getting listened to the way I need. I want the respect that comes with getting the reasons for my design heard, and my design accepted. Now how can I get that respect? Maybe not from this team. Or maybe I could meet with some of the engineers one-on-one, when conversation is not so heated, and see where things go from there."
  • As simple as NVC is, it can be much harder to put into practice than it looks. Read the book, attend a workshop or two, try it out in your own life and see what you learn. Make mistakes, see what went wrong, and try out what you've learned next time. In time, it flows naturally. It helps enormously to see it demonstrated by someone who is already good at it. There's a wealth of material about NVC beyond the four steps: ways of dealing with specific kinds of difficult situations (children, spouses, work situations, street gangs, countries at war, violent criminals, drug addicts), deeper ideas about needs vs. strategies and other key distinctions, alternatives to dominance, choosing among empathy for someone else, empathy for yourself, or expressing yourself, cultures where Nonviolent Communication is the normal style, and more.
  • The above examples and templates are formal NVC: a way of speaking that makes each of the four steps completely explicit. Formal NVC is helpful for learning NVC and in situations where misunderstanding is likely. In everyday practice, you would likely use colloquial NVC, where you use informal language and depend heavily on context to communicate the same information. For example, if you're with a friend as his bosses meet right after his performance review, you might say, "You're pacing, Dave. Nervous?" rather than the less natural-sounding, "When I see you pacing, Dave, I'm wondering if you feel nervous because you want to keep your job so that you can meet your needs for sustenance and shelter?"
  • You might not always guess what someone is actually feeling or needing when empathizing. The fact that you are listening and want to understand, without criticizing or judging or analyzing or advising or arguing, will quite often lead them to open up more so that you have a better or different sense of what is going on. Genuine interest in the feelings and needs that are driving each other's actions will lead you someplace new, someplace that you can't predict before you have that understanding. Often you can help someone else open up by first honestly sharing your own feelings and needs.
  • When someone speaks to you in the language of condemnation, name-calling, or dominance, you can always hear what they say as an expression of their unmet needs. "You klutz! Shut up and sit down!" is likely an expression of an unmet need for elegance and beauty in motion. "You are such a lazy loafer. You are really making me angry!" could be an expression of their unmet need for efficiency or for helping others contribute their talents to life. You'll have to find out.
  • NVC can be helpful even if the other person doesn't practice it or know anything about it. You can practice it unilaterally and get results. Although the NVC website charges for their training, they have many free beginning resources, free audio and online courses, etc., to get you started; at the "NVC Academy" link below.

EditWarnings

  • The basic technique is to first connect emotionally to identify each other's needs, then work out a solution or bring up reasons to understand things differently. Going straight to problem-solving or argument usually leaves people feeling not listened to or leads them to dig in their heels even more.
  • In NVC, "needs" are not things that you must-have-or-else: a need is not an excuse to say "you have to do this, because it's my need."
  • Do not attempt to argue with an angry person, just hear them out. Once you have understood their genuine feelings and needs and shown them that you have heard them non-judgmentally, they may become ready to hear yours. And then you can search for specific action to take which benefits you both.
  • In a highly emotional situation, showing empathy for one feeling will often draw out more feelings, many of them negative. When this happens, just keep empathizing. For example, a roommate might say, "You put my sweater in the dryer and now it's ruined! You're a careless slob!" You might answer with empathy: "I hear that you're feeling upset because you're thinking that I'm not careful enough with your things." You might get an answer like, "You don't think about anyone but yourself!" Just keep empathizing: "Are you feeling angry because you're needing more care and consideration than I've been giving you?"Depending on the intensity of emotion and how poor communication was in the past, you may have to go a number of rounds before you get a response like, "Yes! That's exactly what I mean! You don't care!" At this point, you can bring up new facts ("Actually, I didn't run the dryer today") or apologize or propose new action, like some way for your roommate to know that you do care.
  • Empathy is not a mechanical process. Just saying certain words is not enough. You want to genuinely tune into the other person's emotions and needs, see the situation as they do. "Empathy is where we connect our attention, our consciousness. It's not what you say out loud."[15] Sometimes it can help to imagine how you might feel in their situation. Listen past their words: what's really alive in them, what matters that's leading to their action or words?
